How did the Appraiser got that Value – Lunch and Learn
Instructor: Scott DiGregorio
Time: 12:00 pm to 1:30 pm

Do you truly understand how an appraiser calculates the value of a property?  Do you know what the maximum adjustment is and why it can kill your deals if you don’t know about it and how to apply it to your current situation?  Did you know that you CAN’T use the price per square foot to substantiate the value of a home?  Everyone knows that the government attacked the mortgage industry, but guess what?  The appraisal industry is next.  Learn about all of the regulations that are coming out for 2014 and how it will affect your business.  Most importantly you will learn what you can do about it!  Avoid wasting your time, and wasting the time and money of your customers working on deals that have no chance of appraising.  NAR recently reported that almost 40% of financed deals don’t close due to appraisal values – get the knowledge you need and avoid becoming part of that statistic.

Instructor: Marcie Roggow
Time: 9:00 am to 12:00 pm

Amazing how many people think just because you ‘showed the house’ you get the commission if the buyer buys….or just because you wrote the contract you get the fee…or let’s talk about the ones who had the Buyer Rep Agreement so they get the fee!!! Not so fast!  The Agent who can prove they guided the buyer through an Unbroken Chain of Events that leading to the Purchase will more than likely be the “procuring cause of the sale’.  However, sometimes that means that Arbitration Panels will need to determine based upon the facts to make that determination.  How are your record keeping skills?  You’ll get a NEW road map on how to determine who really is the procuring cause of the sale.  An important session for Brokers, Agents and Arbitration Panels.- be sure to be there!

In There’s A NEW Code in Town, the complete Code of Ethics is covered along with all of the yearly changes and what they mean to the YOU.  Application of the ‘words’ makes a big difference in how the REALTOR® relates to the Code and therefore adheres to it! This year we will be introducing the new “citation” policy that will change the way that some of the cases will be handled-much like a traffic ticket.  Be sure to attend and stay in compliance with the Code!  Qualifies for the NAR Quadrennial Ethics Course Requirement due Dec 31, 2016.
